She Wanted Modular. She Needed To See It.
A client came in set on modular construction. Early on, I noticed something: she couldn't visualize the finished space from prints, renderings, or elevations. Some people can stand in front of a flat drawing and see the finished room. She wasn't one of them. She needed to be standing inside the space, walls up, light coming through, to actually make decisions. That is not a flaw. It just means she was a true custom build client. Modular does not allow for that. The house is designed, engineered, and largely finished before it ever reaches the lot. By the time she could finally see her vision, the house was already set on the foundation, and the only way to get what she wanted was to tear pieces out and rebuild them in the field. She paid for the house twice: once through the builder, once through the teardown.

A couple of clients wanted a number over the phone. I gave them one, high on purpose, because a phone estimate with no discovery process behind it should protect them from false hope, not hand them one. They didn't like the number. They didn't like that I wasn't thrilled to give it to them either. So they went looking for someone who would tell them something lower, and they found him. Months into the build, both of them called me back separately, not knowing the other had done the same thing. The service was bad. The experience was worse. When their homes were finished, the final cost landed right around the number I gave them on the phone from the start. The lower number never saved them anything. It just cost them a good builder.
